  • This computer system, including all related equipment, networks, and network devices (specifically including Internet access) contains data belonging to the U.S. Government, and is provided for authorized U.S. Government use only.
  • Access requires the use of one or more Multi-factor Authentication methods, which ties the account to an authorized user, validated by either account number and password or PIV ID card and PIN (HUD Users) that must never be shared with anyone at any time. Doing so increases the risk of access by an unauthorized person posing as you.
  • User account numbers are only granted to authorized individuals whose identity has been verified. Verification may require the collection of a valid Social Security Number, along with other personally identifiable information (PII), and may be used for any lawful purpose, including verifying the user’s identity.
  • Authorized personnel will treat information about HUD computing resources (i.e., system names, technologies employed, etc.) as sensitive and will not reveal it to unauthorized personnel.
  • All activities and information, including personal information, associated with the use of this system may be monitored for all lawful purposes, including ensuring that its use is authorized, to facilitate protection against unauthorized access, and to verify operational security. During monitoring, information may be examined, recorded, copied and used for authorized purposes.
  • Misuse or unauthorized use is strictly prohibited and may be subject to criminal prosecution. Evidence of misuse collected during monitoring may be used for administrative, criminal, or other adverse action.
  • Social Networking and posting organizational information on public websites is strictly prohibited without the authorization of HUD’s Office of the Chief Information Officer (OCIO).

Texas Appraiser License Number Format Change – Effective December 15, 2025
Texas Appraiser Licensing and Certification Board (TALCB) will launch the Real Estate and Appraiser License Management Portal (REALM Portal) on December 15, 2025. All license numbers will have a dash and an alpha code added to the end of the existing license number. For example, the license number 1234567 for a certified general appraiser will become 1234567 CG. Appraisers are to begin using their new license number starting December 15, 2025. The license number on a report (with or without the alpha code) should be based on the signature date, not the effective date of the appraisal report.

In accordance with FHA Handbook 4000.1, Section I.B.1.e.i (Compliance with Law), appraisers must report license information in the format required by the applicable state regulatory agency.

For an appraisal report with signature date before December 15, use the current license number format.

For an appraisal report with signature date on or after December 15, use the new license number format with the alpha code.
